Our
commercial appraisers have experience in all types of commercial
property. The highest percent of our commercial appraisals are of
office, medical and retail buildings. We appraise everything from
small single tenant buildings to large multi tenant complexes and
shopping centers. We appraise both existing buildings and buildings
which are proposed to be built. Our large data base of office and
retail sales, land sales and rent comparables enables us to perform
detailed and accurate analysis and produce reliable
appraisal results.
One
of the two main industries which drive the economy of Monterey
County is tourism. There are a very large number of lodging
facilities in Monterey County which range from transient motels to
first class hotels and inns. There are a wide variety of destination
lodging facilities on the Monterey Peninsula that include bed and
breakfasts, spas and resorts and large multi story hotels. Each and
every one of these facilities is unique in its own way, no two are
the same. Proper analysis of the occupancy rate trends, average
daily room rates and building expenses are vital and require local
knowledge and experience. Accurately identifying the size, age and
condition of the building as well as the furniture fixtures and
equipment (FF&E) is also essential. Every year we appraise several
lodging facilities that continually add to our expertise in this
specialized property type.
We
are commonly asked to appraise special use and mixed use properties.
Special use properties include religious facilities, group homes,
residential care facilities, self storage, mobile home parks, farm
labor camps, etc. Mixed use properties include those with both
commercial and residential uses on one parcel. Special use
properties are often difficult to value because comparable data is
typically scarce. We take the time to properly analyze the subject
property then apply the applicable approaches
